Construction / Residential & Property Developers
Qualified leads.
Full waiting lists.
Reservations before completion.
Property marketing that understands selling an apartment isn't like selling a T-shirt: the decision cycle is 6-18 months, buyers need trust in the developer, and a qualified lead costs a lot if campaigns aren't precise.

Common property problems
Why flats stay
unsold at launch.
Unqualified leads: a waste of time
Broad campaigns that bring 200 leads a month, of which 5 are genuinely interested. The sales staff spend hours with people asking "roughly how much is it?" with no real intention to buy. Real cost per qualified lead: enormous.
Industry average: 2-5% of leads become a reservation
A website with no trust and no conversion
Potential buyers research online for 3-6 months before any contact. If the website doesn't convey the developer's credibility, doesn't show realistic renders, has no testimonials or completed projects, they go to a competitor that looks safer.
92% of home buyers research online first
Wrong targeting: the wrong audience
Ads for a residential development at €120,000/flat seen by people earning 2,000 lei/month or by pensioners. Money wasted on audiences that can't access the mortgage required. Facebook Ads with no advanced segmentation by income and property behaviour.
Precise targeting = −70% cost per qualified lead
Zero pre-launch: launching into a void
The project launches officially when 60% of the construction is done. Without a pre-launch awareness campaign, an interest list and FOMO built in advance, there is no wave of demand at launch to generate quick reservations and social proof.
Pre-launch done right = 30-40% of units reserved in the first month
Negative reviews left unanswered online
A previous project with delays generated negative reviews on Google, property forums and Facebook groups. Potential buyers find them, there is no professional reply from the developer, and they choose another project. Online reputation is fundamental in property.

A long sales cycle, with no nurturing
Someone downloads the brochure, enters the CRM, and hears nothing for 3 months. When they're ready to buy, they've forgotten you and gone to the competitor who sent them relevant emails with construction progress, testimonials and event invitations.
CRM nurturing shortens the sales cycle by 40%
Our property strategy
How we fill the waiting list
before completion.
01
Pre-launch campaign: an interest list before launch
Pre-launch strategy 3-6 months before launch: an exclusivity landing page with "priority access", awareness campaigns with renders and concept, social media teasers (behind-the-scenes construction, architect interview), local advertising in the area of interest, a private event for the first interested buyers. Objective: 500-1000 pre-qualified leads in the database before launch.

What developers ask
before we start working.
Do you work with estate agencies too, or only with developers?
We work with both, but the strategy is different. Developers need brand building per project, pre-launch and campaigns from zero to reservation. Agencies need a steady flow of leads and portfolio management. It is most effective when we work directly with the developer, not through the agency.
Can you also help with projects already in advanced stages of selling?
Yes, and quite effectively. Even with 60-70% of units sold, a "last units exclusivity" strategy, testimonials from those who have already bought and real urgency (the last flats with a view/on a given floor, etc.) can dramatically accelerate the sale of the final units. We have worked with projects at 80% sold and helped close them out in 2-3 months.
How much does a qualified lead cost in property, and what does "qualified" mean?
A "qualified" lead in real estate = a person with real borrowing capacity or cash, intending to buy within 6-12 months, for your flat type and your price. The cost ranges between 50-200 lei per qualified lead depending on the market, competition and project price. We optimise for quality, not volume: 50 qualified leads > 500 who will never buy.
